What it means when you sign

This article sets a notice period for changing lease terms at renewal. A landlord or tenant who wants to change any term of the lease, under the renewal rules that allow both sides to amend terms or revisit the rent, must notify the other party at least ninety days before the contract ends. The parties can agree on something different.

When you are about to sign, this article means that a proposed change to the rent or other terms at renewal is expected to be raised in advance and not at the last moment. A clause that sets a different notice period, longer or shorter than ninety days, is allowed by the words unless the parties agree otherwise, because the article gives way to a different agreement.

It is worth checking the lease for any renewal notice clause and noting the end date of the contract. Counting ninety days back from that date shows the latest date by which, under the default rule, a request to change terms should be sent.

Not yet cited in a Fahm report; shown because it sits in the same chapter as one that is.
