Where the term of a Lease Contract expires, but the Tenant continues to occupy the Real Property without any objection by the Landlord, the Lease Contract will be renewed for the same term or for a term of one year, whichever is shorter, and under the same terms as the previous Lease Contract.

What it means when you sign

This article covers what happens when a lease term ends but the tenant stays in the property and the landlord does not object. In that case the lease is renewed automatically. The renewal runs for the same length as the previous term, or for one year, whichever is shorter. The other terms of the previous lease continue to apply.

When you are about to sign, this article means that a lease can continue after its stated end date without anyone signing a new contract. If the contract is for a term longer than a year, the automatic renewal under this article is limited to one year. Because the same terms carry over, rent and other conditions in the old lease stay in place unless something else is agreed.

The article depends on the landlord not objecting. A clause dealing with what happens at the end of the term, such as a required notice to leave or a renewal procedure, is worth reading alongside this article.
