English translation

Where a Lease Contract is valid, it may not be unilaterally terminated during its term by the Landlord or the Tenant. It can only be terminated by mutual consent or in accordance with the provisions of this Law.

Official Arabic text

إذا كان عقد الإيجار صحيحاً فلا يجوز فسخه أثناء سريان مدته بالإرادة المنفردة للمؤجِّر أو المستأجر إلاّ بالتراضي أو وفقاً لأحكام هذا القانون.

What it means when you sign

This article says that once a lease contract is valid, neither the landlord nor the tenant may end it on their own during its term. A lease can be ended early only in two ways: by agreement between both parties, or in the situations that the law itself provides for.

When you are about to sign, this article means that a clause allowing one side alone to cancel the lease at any time, with no reason and no agreement from the other side, may run into this article. It also means that the lease term is meant to bind both parties, so a tenant who leaves early, or a landlord who asks the tenant to leave early, is not simply free to do so under a valid lease.

To see how a particular early exit would work, look at the termination and eviction clauses in the contract and check them against the grounds the law allows. Early termination by mutual agreement is always open to the parties.
